Objective: Results oriented, hands-on construction and development Project Manager with (15) years of expertise in all facets of the construction industry. Verifiable track record for the successful completion of multi-million dollar projects to include substantial site and building development on existing and new sites. Implementation of these projects is accomplished under minimal supervision by executing the following duties.
Experience: EXPERIENCE HIGHLIGHTS: I. Pre-Development:
* Perform site feasibility studies. * Define and clarify project scope. * Analysis of project sites. * Evaluate and prepare required project schedule. * Prepare capital cost estimates. * Investigate permitting procedures and requirements. * Acquire development approvals such as zoning, site plan, wetlands, drainage, storm water, etc. * Provide engineering support to the client and real estate department. * Act as a liaison with other departments that include Project Controls, Procurement, Planning, Environmental, Purchasing, Contract Administration and outside agencies.
II. Design:
* Develop design parameters and scope, prepare requests for proposals, analyze proposals and make recommendation for award. * Procure and review the required survey and geotechnical information needed for design. * Review and approve design/construction documents ensuring optimal compliance with organizational standards and applicable building codes. * Direct and coordinate the building design to ensure the building conforms to the requirements of the material handling systems. * Formulate engineering solutions for site-specific problems. * Manage the design contract to ensure cost and schedule compliance.
III. Construction:
* Coordinate and direct construction-contracting process including bid package assembly, contractor solicitation, proposal evaluation, and contract preparation. * Generate project schedules, cost estimates and team responsibilities through construction, punch-list final certificate of occupancy and closeout phases. * Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget. * Supervise construction contract administration by managing project schedule and budget, reviewing submittals, and processing invoices and change orders. * Supervise crews, superintendents, A/E firms and subcontractors * Review project reports and daily schedules to meet requirements in a timely, costly and efficient manner. * Resolve construction, change order, schedule and billing disputes. * Maintain quality construction through scheduled field inspections to ensure compliance with drawings and specifications. * Enforce company policies, procedures and conduct project, safety meetings and training programs to ensure project schedules and safety requirements are met. * Serve as a liaison to local building authority for coordination of plan review, building permitting, architect, client and contractors.

* Enforce the proper application and implementation of the design and construction standards. * Possess fundamental knowledge of field operations required to effectively implement consistent and accurate standards. * Identify, investigate and recommend improvements to the Client standards. * Prepare technical updates to the facilities master specifications.
