• Administer Facilities Management’s Preventive and predictive Maintenance program. Develop and maintain an accurate inventory of building equipment in an automated database. Schedule the routine maintenance of building systems, producing, issuing, completing and auditing work tickets in order to optimize the effective life of the University’s building systems. Schedule and coordinate outages. Supervise staff to assure timely completion of work, quality and materials needs. Provide daily updates to the day operation.
• Coordinate maintenance activities through the use of statistical reports and automated project management tools to evaluate the performance of the PM program. Utilize this data to schedule; update tasks, manpower needs and schedule for the day and night PM operation.
• Coordinate predictive maintenance activities with the daytime Quality Control Inspector. This includes inspecting the quality and quantity of maintenance work, utilizing diagnostic tools for life expectancy measurement, troubleshooting operational deficiencies in systems to reduce system maintenance deficiencies, developing a history of the mechanical, electrical and building systems operations and eliminating emergency failures. Coordinate the timely ordering , delivery and disposal of materials used by the night PM team.
• Analyze the functional aspects of maintenance systems to determine training needs. Coordinate with the University’s deferred maintenance manager to develop equipment standards and maintenance concern in construction. Accomplish special projects as assigned to insure the department supports the main campus and medical center.

• Reviewing data to determine material and labor requirements and prepares itemized lists.
• Computing cost factors and preparing estimates which are used by top management for planning, organizing, and scheduling work purposes.
• Preparing bids, selecting vendors or subcontractors, and determining cost effectiveness.
• Conducting special studies regarding plants equipment data cards (such as Reactors, storage and settling tanks rubber lining) to develop and establish standard hour and related cost data or effect cost reductions based on previous activities.
