Experience:
Business Development Starting with a $35 newspaper ad investment, built a moving and storage business to a gross revenue of $3.5M. At its' peek, the business had 40 employees, two warehouses, and $1.5M in assets. Most recently wrote a business plan and marketing strategy to develop Alliance Services Group.

Strategic and Tactical Planning Wrote a business plan and secured $125K for a warehouse within three weeks time, an almost unheard of feat when dealing with Small Business financing. The warehouse was opened and fully functional in less than two months.

Complex Project Management Managed the development and construction of several commercial facilities totaling over 1,500,000 square feet, the installation of all specialty equipment and the relocation into the facilities. Sold and managed many large office relocations, such as that for CCM Hockey to Toronto, Canada, which involved defining customer expectations, securing customs clearance and coordinating 180 truckloads.

Customer Satisfaction Sets and upholds high standards for customer satisfaction. Completed multiple projects for Analog Devices, Cisco Systems, and Polaroid. Renovated 180,000 square feet at Analog Devices. The $9M project, which included complete renovation of the facility and allowed no down time of the facility. The project was completed after normal work hours, two weeks ahead of schedule and on budget.

Business Turn Around Got involved with Igenics, Inc. when they were losing $80K per month and sinking quickly due to lack of cash. With annual revenues less than $2M, these losses were catastrophic. Once involved quickly structured a strategy and work out plan, which included a $500K investment from investors. Designed a sale lease back of their facility to raise an additional $800K. Negotiated with customers to finalize several new contracts to bring revenue of $4.5M annually. Igenics is now stable showing positive cash flow.

Business Sale Negotiated the sale of Yankee Microwave at the full asking price of $4.5M cash at closing. Got involved early and completed the valuation. Yankee has annual sales of $3.5M and net profits of $1.1M.


High Performance Initiatives As Founder and President of Stewart Moving and Storage, won the coveted "Quality Agent Award" for several consecutive years. Established an innovative incentive program to attract talented drivers and pay them for quality service. This resulted in increased customer satisfaction, a substantial reduction in claims to less than 1%, improved driver morale, and an annual expense savings of $340K.

Real Estate Entrepreneurship Built a business strategy and deal flow for Landmark Planning and Development. Through referrals from Masiello agents, evaluated 700 properties, selected 12 for development and prepared eight for sale with the potential for 365 new homes. Managed all aspects of the business, due diligence, acquisition, permitting and approvals utilizing a joint venture strategy to minimize cost and maximize return.

Division Turnaround Addressed substantial losses (over $500K since the inception of the division). Recruited a new team focused on quality and profitability for the division. Restructured bidding to focus on profitable pricing and projects and significantly improved quality performance. Within one year, achieved a net profit of $220K, a gain of $490K in seven months.

Entrepreneurial Management As Vice President, Englewood Construction Corporation, built a residential business for the company. Sold, managed and completed $1M in remodeling projects, purchased two pieces of land and completed a two-lot and five-lot subdivision and pre-sold eight spec homes and five custom homes. Achieved a backlog of $6M in revenue for 2005 in addition to development activity while at the same time negotiating and completing $2M in subcontract work.

Landmark Planning and Development

Established Landmark Planning and Development from scratch as a subsidiary of Masiello Real Estate Group. Built a business with a strategy of acquiring and developing open land in partnership with the land owner, selling to home builders to complete construction while retaining rights as broker for Masiello, the leading real estate brokerage firm in New Hampshire, Maine, and Vermont with 31 offices and 500 agents.

Englewood Construction Corporation Vice President 2004 – July 2005

Manage all aspects of this 60+ employee company which develops new homes, manages home remodeling and sub-contracts on large commercial projects.

President of Stabile Home Remodeling Division 2002 – 2004

Turned around the home remodeling business for this Merrimack, New Hampshire company.

Tower Realty Group/Sperry Van Ness Broker 2001 – 2003
