Objective: To secure a permanent position within a company in which I may best utilize my previous experience. The ideal position would include the ability to work with others as a team toward a common goal of a stable company, to improve and maintain company stability.
Experience: Raymond & Associates – (Southport Plaza & Indian Trail Plaza shopping centers, Tinseltown Theatre & The Falls at Pike Creek Luxury Apartments & Condominiums) Maintenance Supervisor - 11 years
Maintaining sole responsibility for the supervision of maintenance, janitorial and cleaning staff for 80+ acres of shopping, apartment, condominium and theatre properties.
Responsibilities included, but, not limited to:
· Interviewing, (including background investigation and drivers license checks) hiring, field training and conducting performance appraisals and raise recommendations of Maintenance Staff – dismissing staff as needed · Preparing payroll for each employee and maintaining paperwork for vacation and sick days · Maintaining an extremely high level relationship with both Maintenance Staff and Administrative Staff · Working with temporary agencies and temporary staff · Reporting daily to Property Managers of each property · Ordering and maintaining records of supplies and equipment, including shopping for the best, yet least expensive products · Recommending equipment purchases, as needed, i.e.: Sweeper, vehicles, etc. · Yearly recommendations and purchasing of salt for snow removal for Raymond Properties in both Wisconsin and Illinois · Occasionally called upon to assist work at and make recommendations for other Raymond Properties in Illinois · Working with and maintaining relationships with outside vendors · Working with Property Managers to assure that the properties are kept at the highest level of consumer quality · Working with Property Managers on property budgets · Assisting in choosing plants, flowers and trees for all properties · Being prepared to address emergency issues such as: plumbing problems, property violations, elevator emergencies, fires, etc. · Preparing for ground breaking ceremonies including tent and table set up, food set up and insuring a high level of customer satisfaction · Working with Security Staff to insure property and tenant safety · Assigning duties to Maintenance Staff and assisting in daily maintenance tasks as follows:
Daily maintenance tasks included, but, not limited to:
· General cleaning of outside areas of malls, apartments, condominiums and theatre · Assessing, maintaining and performing building improvements · Maintenance, painting and general repair of apartments and condominiums to assure that they are ready for move in · Receiving and completing daily maintenance work orders for apartments and condominiums · Maintaining safety precautions within state guidelines, reporting all injuries to Administrative Staff · Preparing for weekly meetings held for Executive Staff · Snow removal · Maintaining an extraordinarily high customer service level · Watering and landscape maintenance · General plumbing · General HVAC repair · Operate, repair and maintain mowers, snow removal equipment and trucks · Working on underground irrigation system, including start up and shut down · Pond and water fountain maintenance · Amenity maintenance including, pool maintenance On call 24 hours per day for all Raymond & Associates Kenosha properties
Education: · GED & Some College Education · Attended classes in employment law and employee relations · Attended various maintenance related seminars and classes to further my education in the maintenance field
Skills: · Bi-lingual – Spanish/English · General computer skills including MS Word, Excel, Lotus, etc. · Experienced forklift operator on various sizes and styles of forklifts. Skilled in the use of a variety of power tools and metal fabrication equipment including: drills, drill press, benders, power saws, sanders, and grinders. · Experienced in sweeper purchasing, repair and maintenance
