Maintenance Technician (Property Management)
As the Maintenance Technician, you will maintain and operate large and small scale HVAC systems, electrical systems, plumbing systems, boiler systems, control systems and there support equipment. You will also responds to tenant service requests, troubleshoot problems and recommend enhancements for all building mechanical and electrical systems.
Responsibilities: Responds to tenant service calls relating to mechanical or electrical problems and initiates corrective action. Performs preventative maintenance on equipment such as filter changes, lubrication, inspection and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, ballast replacement and bearing replacement. Operates and maintains water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures and other mechanical and electrical equipment and systems in the building. Maintains, consistently troubleshoots, and makes repairs and adjustments to building mechanical systems (electrical, plumbing, and air conditioning). Disassembles, cleans, examines for wear or damage, replaces parts, tests and adjusts mechanical equipment (pumps, fans, dehumidifiers, compressors, condensers, water coolers, cooling towers, etc.) Helps to remove snow and ice from the outside of the building Regularly checks and records temperature, pressure, water flow, air flow and chemical readings. Periodically inspects building and equipment to determine necessary maintenance and repair work. Directly supervises day porters, Maintenance Technicians and Maintenance Assistants; carries out supervisory responsibilities in accordance with the organizations policies and applicable laws.
Job Requirements: Requirements: High school diploma or general education degree (GED) 5+ years experience in a similar job or equivalent combination of education and experience. Proficient in energy management systems, design of base-building systems and air and water balancing. Excellent leadership, management and communication skills. Proven ability to work independently. Knowledge of and understanding of the use of tools needed to perform work on electrical and mechanical systems. Solid understanding of pneumatics Technical skills in the areas of: plumbing (pipe cutting, resolution of sewer back-up problems, etc) electrical systems (wiring, tracing out bad circuits, etc.) HVAC systems, fire and life safety systems. Ability to work with electronic preventive maintenance work order systems Ability to meet work standards and varying work schedules as necessary. Ability to read hazard material labels and instructions. Ability to recognize the needs and be sensitive to the feelings and concerns of customers and employees. Ability to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices and meet deadlines. Ability to work with all staff members as a team.
