Assistant Chief Maintenance Engineer

Performs supervisory duties of the engineering staff in the absence of the Chief Engineer. Assists in establishing and maintaining work schedules. Overall responsibilities include: assist the Chief Engineer with the planning, implementation, coordination and supervision of mechanical operations, maintenance, communications, energy management and manpower development programs for assigned properties. Preventive maintenance, service calls, customer relations, failure avoidance, responding to emergencies, and special projects as assigned.

Responsibilities:
• Assumes the role of Chief Engineer during his/her absence
• Supervise maintenance staff and assign and monitor maintenance projects for them
• Monitors and inspects the engineering operation in the assigned building(s) to ensure highest level of client and customer satisfaction
• Completes paperwork such as ordering of supplies, tracking inventory, writing memorandums
• Responds to tenant service calls relating to mechanical or electrical problems and takes corrective action
• Performs preventive maintenance on equipment such as filtration system changes, lubrication, inspection and adjustment of belts and pulleys, cleaning of boiler and condenser tubes, cooling tower maintenance, light fixture ballast replacement and bearing replacement
• Operates and maintains water chillers, cooling towers, pumps, heat exchangers, air handling equipment, fans, automatic temperature controls, electrical switch gear, distribution switch boards and panels, sprinkler systems, fire alarm systems, valves, plumbing fixtures and other mechanical and electrical equipment and systems in the building
• Approves purchases of equipment and parts (excluding capital expenditures)
• Tracks inventories for equipment and parts and orders/purchases materials as needed
• Assists in supervising and monitoring contracted services and suppliers including bidding process, selection, and day-to-day management
• Participates in the development and implementation of operating, maintenance, and capital improvement budgets
• Assists in the training and development of engineering staff and assigns staff resources to special projects
• Liaises with building(s) customers to ensure that all services offered meet lease requirements.
• Directly supervises engineering staff in the absence of the Chief Engineer.
• Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
• Assists in interviewing, hiring, and training employees, planning, assigning and directing work, appraising performance, rewarding and disciplining employees, addressing complaints and resolving problems


Job Requirements:

• High School Diploma or GED equivalent
• 4+ years engineering experience with significant supervisory responsibility; 2 years in a building engineering position; 3-5 years of experience in a trade or vocational schooling
• Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses (DC Third Class Steam
• Must be certified as a Universal Technician for CFC’s
• Possess and maintain a valid driver’s license and good driving record with periodic checks
• Background checks may be required by client
• Proven record of providing excellent internal and external customer service
• Excellent interpersonal, supervisory and communication skills
• Universal CFC certification required
