Job Description:
Experienced in commercial and institutional construction building projects; preparing commercial construction cost estimates; interpreting commercial or institutional plans, contract drawings, and related specifications.Performs reviews of plans and specifications for conformance to site conditions; assists with project pre-construction conferences; attends project progress meetings; attends project closeouts, and assists in insuring correct preparation and submission of as-built drawings; performs reviews of contractor payment estimates, proposal requests, and change orders; monitors project budgets; authorizes QA/QC materials testing; reviews correspondence and inspection and testing reports; reviews progress reports and recommends action to insure project schedules are maintained; inspects construction to verify completion or deficiencies; mediates and resolves disputes among design professionals, user agencies, and contractors. Reviews construction plans and specifications for constructability, maintainability, and cost saving potential. Verifies with pertinent parties (e.g., architect, engineering staff, governing agency, supervisors) changes to be made in plans and specifications. Demonstrates adequate knowledge and skill in reading and interpreting construction plans and specifications and completes associated tasks and assignments in a timely manner. Enforces contract provisions and resolves technical, and scheduling issues for assigned projects. Ensures that all required project documentation (e.g., insurance certificates, bonds, statutory affidavits, warranties) is provided in a timely manner. Conducts the periodic on-site inspections of ongoing construction projects at the frequency necessary to ensure that construction is proceeding properly and that sites are safe and secure. Initiates corrective action to rectify deficiencies. Maintains project status reports, ensures that applicable specifications are being met, ensures adherence to applicable codes and requirements (e.g. city, state, federal codes and requirements).
