Job Description:
Review all change orders and work to minimize the related costs and stay within budget.* Oversee construction schedule; work with Development Director to keep contractor in compliance with schedule to assure timely start dates, settlement and/or lease-up, and move-in of residents to their homes.* Oversee warranty and ensure compliance by contractor.* Represent Owner\'s interests on job sites and in dealings with advisors, public agency representatives, and builders/contractors.* Respond to, coordinate and monitor customer service arrangements for home ownership and rental units as required.* Maintain excellent working relationships with homeowners/tenants.* Create, organize and maintain files, databases, reports, correspondence and related materials.* Assist Development Director and other development staff in preparing the construction and design-related components of development budgets. * Assist the Development Director in the preparation of Requests for Proposals issued to general contractors and Advisors as applicable.* Assist the Development Director in negotiating construction and design contracts. Qualifications * Bachelor\'s Degree and 5 to 10 years experience in related field is required.* Experience in residential and general construction (including site work), architecture, engineering, or related field that provides comprehensive technical knowledge of construction.* Financial and analytical skills; strong relationship management skills with customers, vendors, contractors and professional design personnel.* Negotiation skills and demonstrated skill in making decisions with varying amounts of information available.
