Job Description:

The Design Manager evaluates potential store sites; manages the city entitlement process; and design new stores and remodels. Essential job junctions:Evaluates potential sites and buildings for new store feasibility and changes to existing stores. Responsibilities include site and interior planning in addition to exterior architectural design. Evaluates and negotiates site development and construction criteria with developers in conjunction with the Real Estate, Legal, and Construction divisions.Manages projects to assure compliance with interior image standards, site development standards and exterior design criteria.Evaluates and determines site development feasibility and makes recommendation to the Capital Committee. Prepares schematic site plan for use by outside consultants. Manages city entitlement process for the development and operation of new stores. Makes presentations to and negotiates with neighborhood groups, agencies, planning commissions, and city councils.Hires and manages all architectural, engineering, and other design professionals in the pursuit of due diligence, design development, and approval of agency entitlements. Develops, reviews, and approves project development costs, including estimated building and site development costs, professional and city development fees and other development capital required for inclusion in the investment analysis. ·Monitors progress of assigned projects and assures timely delivery. Oversees development and internal approval of CAD fixture plans for assignment to and use by outside consultants. Reviews construction documents to assure compliance with schematic design intent and city approvals. Reviews, evaluates, and approves physical changes to existing shopping centers when requested by co-tenants and/or other owners. Qualifications & Requirements Bachelor degree in architecture, civil engineering, or equivalent experience. Minimum of three years' experience in field; experience must include site and building design. Retail development experience is a plus. Experience working with city official on the entitlement process. Good technical skills in building and site design, drafting and computer aided design (CAD).
