Job Description: POSITION SUMMARY: Direct and manage the day to day operations and maintenance of the Museum’s Facilities to provide a safe, clean, and pleasant work environment on an economical and timely basis. Proactively implement preventive/predictive maintenance practices and manage repairs of the building operating systems such as commercial HVAC systems, high voltage electrical distribution systems, UPS systems, emergency generators, chiller plant operations, steam plant operations and life safety systems. Manage, develop and train the Museum in-house staff so work requests and projects are prioritized and completed at the highest levels of quality so that the museum, its staff and visitors receive the highest value from Facilities resources.
DIMENSIONS: • 365 day responsibility for 1,000,000 square feet of museum property, consisting of 7 multi-purpose buildings including a 5 level parking garage, Planetarium, Omni Theater, two theaters and four animal living areas. • Responsible for components of an annual $3.5 million expense budget and up to a $1 million capital project budget. • Responsible for an in-house staff of 11 and outside contractors. • Responsible for the distribution and use of 9 million kWh of electricity delivered at 13,800 volts, 25 million 1bm of steam delivered at 200psi. • Responsible for building systems which include natural gas boilers (340 therms annually), 1000 tons of chilled water, 11 high voltage distribution stations, a 400 kW of generators and a 50 kW UPS, fire suppression and alarm, 11 elevators/escalators, environmental controls and a 500+point computer operated building management system.

Job Requirements: • Bachelors of Science or Arts degree preferred. • More than ten (10) years experience required. • Technical experience and working knowledge in the installation, service, condition assessment and troubleshooting of building operating systems such as commercial HVAC systems, high voltage electrical distribution systems, UPS systems, emergency generators, pneumatic controls, direct digital controls, natural gas, chiller plant operation steam operation, and their related building trades such as electrical, plumbing, masonry and flooring. Working knowledge of electronics and control circuits. • Demonstrated knowledge in troubleshooting problems with Building Automation Systems and implementing solutions with the assistance of outside contractors and/or in house technicians. • Ability to design, write specifications, provide drawings and analytical calculations for projects. • Ability to read and comprehend blueprints, specifications and sketches. • Familiarity with building codes and other government regulations. • Demonstrated ability to manage a diverse portfolio of major projects (maintenance and other). • Excellent communication skills including technical writing, presentation skills and ability to interface with diverse staff and guests. • Working knowledge of Windows, Microsoft Word, Project, Access, AutoCAD and other job related computer programs.
