Job Description:
This person will be required to maintain the general condition and appearance of the community and operate under the safety and operating standards set forth by AvalonBay. This person must have the ability to work flexible hours and take on-call duty when necessary. Specific Responsibilities include: - Schedule and delegate duties to on-site maintenance associates as well as contracted cleaning personnel. - Schedule and negotiate pricing with outside vendors. - Maintain sufficient parts and supply inventories. - Create and maintain maintenance budget. - Ensure the timely and correct completion of work requests and turnover of apartment homes. - Manage all maintenance associates. - Maintain all preventive maintenance and inspection programs along with updating all records in respect to the Front of the House. - Conduct interviews and assist in the hiring process of maintenance associates. - Conduct performance evaluations of maintenance associates. - Assist in the rewarding and disciplinary actions of maintenance associates when necessary. - Maintain company customer service standards and lead customer service initiatives. Experience in the safe operation of basic power tools. - Painting, plumbing, electrical and carpentry experience. REQUIRED SKILLS & EXPERIENCE: Come be part of an award-winning company!
